What it is

A new roof installation (or 're-roof') means stripping the existing tile or slate covering down to the rafters, replacing the felt, battens and any rotten timbers, upgrading insulation to current Building Regulations, and re-laying with new (or selected reclaimed) tiles or slates. Done properly, it is a 60–100 year investment.

Who it's for

Owners of roofs aged 60+ years on natural slate, 50+ years on plain clay tile, 35–50 years on concrete tile — or any roof whose repair cost is approaching 30% of replacement. Buyers of properties where the survey has flagged the roof as nearing end of life.

When you need it

When repair after repair adds up to no improvement, when significant felt failure is visible, when multiple slates are slipping each storm, when insurance has flagged the roof, or when an extension means the existing roof needs to tie into new work anyway.

Why professional matters

Roofs do not 'mostly fail' — they reach a tipping point where everything underneath (felt, batten, fixings) is at end of life, and tile or slate replacement on its own is throwing good money after bad. A full re-roof done right resets the clock for two generations.

    Scaffold up day one, existing covering stripped to rafters, sound materials set aside if reclaim agreed. Roof made watertight nightly with tarps.

    Step 4 — Re-deck, insulate, felt, batten

    Rotten rafter feet spliced, breathable membrane laid, treated battens fixed to manufacturer gauge, insulation upgraded to 270mm in line with Part L.

  5. 05

    Step 5 — Re-lay, detail, sign-off

    New tiles or slates laid with stainless or copper fixings, lead flashings re-dressed, ridge dry-fix or re-bedded, scaffold struck, site cleaned, 10-year written guarantee covering materials and labour handed over.

A re-roof is six interrelated decisions: tile or slate, fixings, felt, battens, ventilation, and insulation. Get any one wrong and the others underperform.

Materials we use

Natural Welsh & Spanish slate

100-year material. Welsh slate is the heritage standard; high-quality Spanish slate (SSQ Del Carmen, Cwt-y-Bugail) is 90% the performance at 60% the cost. Best on character properties and conservation areas.

Concrete interlocking tiles

Marley Modern, Redland Cambrian, Sandtoft Calderdale. 30–50 year material. Cost-effective, available in slate-grey or terracotta to mimic traditional appearance.

Clay plain tiles

Heritage standard for older properties. Stunning weathered appearance over decades. Higher labour cost (more tiles per m²).

Composite / synthetic slate

Tapco, Inspire, Brava — engineered alternative to natural slate at lighter weight and lower cost. Useful where structural calcs preclude full slate weight.

Breathable underlay

Klober Permo, Tyvek Supro. Replaces 1970s sarking felt. Allows water vapour out, prevents condensation, ventilates the roof void.

Treated battens (BS 5534 graded)

Pressure-treated softwood, kiln dried, graded and stamped. Never re-use 30-year-old battens under a new roof.

Methods we follow

Cold roof construction (rafter-level insulation)

Insulation between and below the rafters at ceiling level. Standard for most re-roofs where loft remains an unheated space.

Warm roof construction

Insulation above the rafters. Used for loft conversions and where the loft is a habitable space. Higher cost, higher performance.

Dry-fix systems

Mechanical fixings for ridges, hips and verges replacing traditional mortar. Maintenance-free for 50+ years; standard on all our re-roofs unless heritage dictates mortar.

Lead-detailed valleys & abutments

Code 5 lead in valleys and at chimney/wall abutments. Soakers under tiles at every course.
