Service Overview

Fascia, Soffit & Bargeboards — explained properly.

What it is

Fascia, soffit and bargeboard replacement covers the entire visible roofline of your home — the horizontal fascia board behind the gutter, the underside soffit panel, and the diagonal bargeboards on gable ends. All replaced in maintenance-free 11mm uPVC with co-extruded UV-stable colour.

Who it's for

Owners of homes 20+ years old with original timber roofline, particularly anyone whose paint is flaking, soffits are blistered or rotten, or fascias show visible water staining. Landlords renewing rental property exteriors. Homeowners refreshing for sale.

When you need it

When you can see flaking paint or rotten timber from the ground, when birds or wasps are getting into the roof void via failed soffits, when an old roofline simply makes a recently-painted house look tired, or as a planned upgrade alongside new gutters or a re-roof.

Why professional matters

Timber roofline needs painting every 4–5 years and replacement every 25–35 — a substantial lifetime cost in maintenance alone. uPVC, fitted correctly, needs nothing more than an annual wipe-down for 30+ years.

Cost of Doing Nothing

What happens if you leave it?

Rotten roofline is one of the most visible signs of property neglect — and one of the silent destroyers of the roof itself.

The risks

  • Rotten fascia means rotten rafter ends — and rafter end replacement requires tile / slate removal and structural carpentry. A serious remedial cost per elevation if left untreated.
  • Failed soffits let wasps, bees, birds and rodents into the loft void — pest control and clean-up costs spiral.
  • Unvented soffits cause loft condensation — the leading cause of timber rot in modern UK roofs.
  • Capping over rotten timber with thin uPVC traps the moisture, accelerating decay invisibly.
  • Wood-rotting fungi propagate from rotten fascia into roof structure — a leak you cannot see until ceilings start moving.

Common mistakes

  • Choosing the cheapest uPVC — 7–8mm 'capping' is not the same product as 11mm replacement fascia and never lasts.
  • Hiring a roofline installer who does not also do roofing — corners of the roof always need integration with the roof itself.
  • Skipping ventilation 'because it was not there before' — current Building Regulations Part F requires it, and most pre-1990 lofts need it badly.
  • Letting an installer use the existing rotten timber as a substrate — guarantees a repeat job within 8 years.

Our Process

A simple, predictable system — start to finish.

  1. 01

    Step 1 — Measure-up survey

Free, no-obligation visit. We measure every run, photograph existing fixings, check rafter-end condition with a moisture meter, and confirm colour and profile choices.

  2. 02

    Step 2 — Written fixed-price quote

Itemised: fascia, soffit, bargeboard, gutter (if combined), scaffold, waste removal, ventilation strips, VAT. Fixed price, no extras.

  3. 03

    Step 3 — Strip & inspect

Existing timber, gutter and any decorative trims stripped down. Rafter feet inspected and probe-tested — anything reading over 18% moisture cut out and spliced with treated softwood.

  4. 04

Step 4 — Install new uPVC roofline

22mm fascia mechanically fixed to sound timber with stainless steel polytop nails or screws, vented soffit board installed to comply with Part F, bargeboards fitted with matching trim corners.

  5. 05

    Step 5 — Clean, test & guarantee

Site brushed clean, all waste removed (no skip needed on most jobs), gutter run hose-tested if combined. 10-year written guarantee covering materials and labour handed over with photos.

The Benefits

What you actually get when we are done.

Done in one day

Most semi-detached and terraced properties: full strip and replace in a single 8-hour visit.

Maintenance-free for 30+ years

No painting, no rotting, no sanding, no annual ladder work. Modern co-extruded uPVC keeps its colour for the life of the product.

Compliant ventilation built in

Continuous eaves ventilation equivalent to a 10mm slot — meets Building Regulations Part F, prevents loft condensation, extends roof timber life.

Wide colour & profile choice

White, black, anthracite grey, rosewood, light oak, dark oak. Square, ogee, plain or decorative bullnose profiles.

Pest-proof closure

Tight uPVC seals exclude birds, bats, wasps and rodents — common pests in old timber soffits.

Single-trade roofline + gutter package

We combine fascia, soffit, bargeboard and gutter renewal in one site visit — cheaper, faster, and a single source of accountability.

Specialist Detail

Materials, methods and the nuances that matter.

Roofline is a complete system — fascia, soffit, bargeboard, ventilation strip and rainwater goods all interlock. Replace just the visible bit and the hidden problems persist.

Materials we use

11mm full-replacement uPVC fascia

Co-extruded UV-stable colour through the section, never just printed on. Built to resist fading, warping and cracking.

Vented or hollow soffit board

10mm thick uPVC, V-grooved or plain. Vented variant has built-in continuous airflow slot for Part F compliance.

Bargeboards (gable end trim)

Matched to fascia profile and colour. 22mm thick, with matching dry verge or mortar bedding to seal the gable edge of the roof.

Capping (over-cladding) uPVC

Thinner 7–8mm uPVC wrapped over sound existing timber. Only used where existing timber tests bone-dry and structurally sound. We probe-test every metre.

uPVC trims, corners & end-caps

Internal corners, external corners, fascia joint trims, end-caps — all colour-matched to the chosen fascia. Mechanical fixings, no silicone reliance.

Methods we follow

Full strip & replace

The default. Old timber stripped, rafter ends inspected, any rot cut out and spliced, new uPVC mechanically fixed to sound substrate. 30+ year lifespan.

Capping (over-cladding)

Only acceptable where probe-testing confirms timber is sound throughout. Faster and cheaper but only delays a future full strip if the underlying timber subsequently fails.

Vented eaves install

10mm continuous airflow slot under the front edge of the soffit, with insect mesh. Prevents loft condensation and meets current Part F regulations.

Over-fascia ventilation

Combined eaves system using a slotted plastic strip over the fascia under the first tile course — for properties where soffit ventilation alone is insufficient.

Variations of this service

  • Full fascia, soffit and bargeboard replacement
  • Fascia capping (over-cladding) where appropriate
  • Soffit-only replacement
  • Bargeboard renewal on gable ends
  • Vented eaves system upgrade
  • Combined roofline + gutter package
  • Cast-iron-effect uPVC for character properties
  • Anthracite / black contemporary profiles

When it applies

  • Paint flaking on existing timber fascia
  • Soffits visibly rotten or pigeon-pecked
  • Birds, bees or wasps in the loft
  • Pre-sale exterior refresh
  • Combined renewal with new guttering
  • Vaulted-ceiling room with loft condensation
  • Repainting frequency unsustainable

Residential vs Commercial

Commercial properties (shops, offices, light industrial) commonly use aluminium roofline systems with powder-coated finish and continuous extruded soffit panel — we undertake these as well, with project-managed delivery for facilities-managed properties.
